MANAGE
ENERGY CONSERVATION |
Not only is your job maintenance management, but now your department
is your organization's front line in dealing with environmentally
friendly and energy efficient operations.
- Reducing an organization's Carbon Footprint
- Peak Energy Efficiency
- Commercial Energy Audit
- Green Certification
These are all terms and phrases that are becoming common lingo in
the Operations and Maintenance world. With the cost of energy continuing
to skyrocket and with no definable end in sight, finding ways to help
your organization control usage of energy, and at the same time becoming
more environmentally friendly, is becoming priority one for many plant
and facility maintenance managers.
You can't get by managing a complex preventive maintenance program
(or survive an energy audit) with a clipboard, a stack of 3x5 cards
and a keen memory anymore. It is now becoming required to have a maintenance
management system that allows you to collect maintenance data as close
to the source as possible, control the data and provide documentation
on your preventive and reactive maintenance activities on demand without
the system getting in the way of getting things done.
The results can be huge:
- Energy savings of 10 to 15 percent of motor energy consumption can
typically be realized through a proper motor maintenance program,
depending on pre-existing maintenance practices. (The U.S. Department
of Energy (DOE) estimates motor-driven equipment accounts for 64%
of the electricity consumed by U.S. industries.)
- Monthly inspection of compressed air lines and equipment fittings
can reduce compressed air system usage by up to 15% to 40%
- Monthly inspection of HVAC equipment (including cleaning burners and
air conditioner coils, replacing and cleaning air filters and checking
ducts and pipe insulation for damage) can reduce fan energy usage
by up to 10% to 30% and space conditioning energy by up to 10%
- Good operations and maintenance practices can be expected to save
5 to 10 percent of the energy a boiler normally consumes, depending
on pre-existing maintenance practices. (DOE estimates over 45% of
all the fuel burned by U.S. manufacturers is consumed to raise steam.)
